​Which professional real estate services do you need? Ted has been a neighborhood Realtor for 34 years and offers 2 services to you.

1)  0.0% Commission. No closing costs. Free professional services. For sellers selling in as-is condition, no repairs, cash. Since you are not needing the full-service duties typically performed by real estate professionals in your community, you obviously would not be expected to pay for those services, typically 6 to 7% of your home's sale price. This service is only offered to Senior-owned homes, age 60 or older. (Ted has successfully provided this service to over 1,200 St. Louis sellers so far, saving them millions of dollars in sales commissions.)

2)  6.0% Commission. Usually $10,000 to $15,000. Full-Service. Take photos, put in MLS. Show customers through and host open houses. Expose and market your home on Facebook, Google and Zillow. Put for sale sign in your yard and answer all phone inquiries. Assist sellers with cleaning companies, de-cluttering services, haulers and professional furniture staging companies. Negotiate sales contracts. Schedule government inspections and ASHI home inspectors. Schedule and meet sewer lateral inspectors, radon inspectors, lead paint inspectors, termite inspectors and furnace inspectors. Meet, get bids and schedule repair companies, plumbers, electricians and roofers. Supervise repairs and assist with getting government permits. Assist buyers with getting a loan with mortgage companies. Schedule appraisers and FHA government inspectors. Assist title company providing buyer's title insurance and coordinate getting land survey issues resolved and existing mortgage payoff at closing. Supervise closing on closing day. (Ted has successfully provided this service to over 800 St. Louis sellers so far.)
